INVESTMENT CRITERIA

APARTMENT COMMUNITY INVESTMENT CRITERIA

  • Acquisition of either single assets or a portfolio.
  • Acquisition of a fee simple or partnership interest, the debt related to investment properties, or a controlling interest in a joint venture. Will provide joint venture development equity or pre-sale takeout commitments.
  • Garden-style, mid-rise and high-rise communities.
  • Property size should be between 250 and 1,000 apartment homes.
  • Properties should be less than 15 years old or, if substantially renovated in the last five years, less than 25 years old.
  • Properties should be $20 to $150 million in price.
  • Target re-development opportunities will be evaluated.
  • Target markets include:

OFFICE PROPERTY INVESTMENT CRITERIA

  • Acquisition of either single assets or a portfolio.
  • Acquisition of a fee simple or partnership interest, the debt related to investment properties, or a controlling interest in a joint venture.
  • Suburban office building, as well as select low and mid-rise CBD office properties.
  • Property size should be a minimum of 100,000 rentable square feet.
  • Properties should be less than 20 years old.
  • Properties should be $20 to $50 million in price.
  • Target re-development opportunities will be evaluated only in instances in which:
    • 50% or more of the building is pre-leased and
    • The property is located in one of the core geographic areas of operation, which are the Boston, MA and Washington, D.C. MSAs.

INDUSTRIAL/FLEX BUSINESS PARK INVESTMENT CRITERIA

  • Acquisition of either single assets or a portfolio.
  • Acquisition of a fee simple or partnership interest, the debt related to investment properties, or a controlling interest in a joint venture.
  • Industrial/flex business parks (with or without additional development potential) in a business park setting.
    • 30% to 70% office finish for the flex buildings
    • 4 per 1,000 sq. ft. parking for single story office and 2.5 per 1,000 sq. ft. for flex buildings
    • Mix of 70% flex buildings and 30% single story office
    • Minimum 16 foot clear heights
    • Brick or tilt-up construction
    • Bay depth of between 80 feet to 160 feet
    • Unified appearance of buildings
    • Immediate access to interstates
  • Minimum of 150,000 rentable square feet.
  • Less than 15 years old.
  • Price range of $10 to $60 million per transaction.
