GID INVESTMENT ADVISERS LLC ACQUIRES 205,000 SF OFFICE BUILDING IN NAPERVILLE, IL

Boston - (January 19, 2006) - GID Investment Advisers LLC (“GID”) announced today that it has acquired on behalf of an affiliate, Windsor Realty Fund-IV LLC, (“WRF-IV”), 55 Shuman Drive in Naperville, IL. The property is known as Metrowest, sits on 9.54 acres, and is a 205,000 square feet Class-A office. CBRE Investors (Seller) sold the premier property to WRF-IV. GID Investment Advisers, Inc (GID), acting as general partner, acquired the property on behalf of WRF-IV.

Bill Novelli and Mark Hellwig of CBRE coordinated the sale for the Seller. Michael McMahon, Vice President, Portfolio Management at GID commented, “The investment is a high quality core asset located in a mature market. “The attractive location and institutional quality of the improvements and rent roll should provide a competitive advantage for the asset as local and national economic conditions continue to improve.” "This project is clearly regarded as a landmark suburban office building with an extremely impressive tenant roster and we anticipate great success for the new ownership in the years ahead," said McMahon.

Jones Lang LaSalle will be the property manager and CBRE was named to be the leasing agent.

WRF-IV is an equity co-investment joint venture between GID, Spaulding and Slye Investments and an institutional pension fund.
