GID INVESTMENT ADVISERS LLC ACQUIRES 777 TOWNSHIP LINE ROAD IN YARDLEY, PA
Boston - (December 30, 2008) -
GID Investment Advisers LLC (“GID”) announced today that it acquired on behalf of an affiliate, Windsor Realty Fund IV-2002 L.P. (WRF-IV), 777 Township Line Road in Yardley, Pennsylvania. The 110,000 sf, LEED Certified office building was built in 2006 by Liberty Property Trust. The asset has excellent access to I-95 and is strategically located midway between the Center City Philadelphia and Princeton, NJ office markets. Yardley is widely-known as a high-end residential enclave and this proximity to executive housing drives much of the office demand. GID has selected Jones Lang LaSalle as the exclusive leasing and property management agent. Bill Chiasson, Director of Eastern Region Acquisitions for GID commented, “The asset represented an opportunity to acquire a fully-occupied, Class A office building, with a stable, diversified rent roll with no rollover until 2012 in a high-barrier-to-entry sub-market. We believe 777 Township Line Road to be the premier asset in the sub-market and it fits squarely within the parameters of our office fund.” This is the eighth acquisition in WRF-IV, GID’s second suburban office investment fund. The investment strategy is to acquire properties built since 1980 with quality tenant rosters in institutional locations. Target markets are the Mid-Atlantic region, Philadelphia, Northern N.J., Greater Boston, Suburban Chicago, Atlanta and South Florida.
