WESTBOROUGH OFFICE PARK

Boston - (March 28, 2003) - The General Investment & Development Companies (“GID”) announced today that it acquired on behalf of an affiliate, Windsor Realty Fund IV-2002 L.P. (“WRF-IV”), 1700, 1800, 1900 and 2000 West Park Drive in the Westborough Office Park. Westborough Office Park is a first-class office campus located on Routes 495 and 9 in Westborough, Massachusetts.

The Archon Group sold the premier property to an affiliate of WRF-IV. GID, acting as general partner, acquired the property on behalf of WRF-IV. Nigel T. Keenan, GID’s Director of Office Investments, represented GID in the transaction. Spaulding & Slye Colliers has been named exclusive leasing and property management agent by the buyer.

This is the first acquisition in WRF-IV, GID’s second suburban office investment fund. The investment strategy is to acquire properties built since 1980 with quality tenant rosters in institutional locations. Target markets are the Mid-Atlantic region, Philadelphia, Northern N.J., Southern Connecticut, White Plains, N.Y., Greater Boston, Suburban Chicago, Atlanta and South Florida.

Westborough Office Park is an extensively landscaped 153-acre tree-lined office development that fronts on, and is highly visible and accessible from, Route 495. The distinctive buildings at 1700, 1800, 1900 and 2000 West Park Drive are functionally designed with high-end finishes and excellent window lines overlooking the surrounding forest. The buildings accommodate tenants with space requirements from 900 to 46,000 square feet.

The Park’s array of on-site amenities include a cafeteria in each building, conference center, locker room with showers, and walking/jogging trails meandering through a campus setting. Tenants include Heineken, Mobil Oil, Ebsen, Mirick O’Connell, NuGenesis, Surf Control, Prudential, Chubb Insurance, Arch Communications and Drake Beam Morin. In addition, the Park is situated in close proximity to four hotels at the Route 495/Route 9 intersection, including a full-service Marriott.
