GID INVESTMENT ADVISERS LLC ACQUIRES 331-UNIT TRIANON IN DALLAS, TX
Boston - (June 28, 2007) -
GID Investment Advisers LLC (“GID”) announced today that it has acquired on behalf of an affiliate, Windsor Realty Fund-III (“WRF-III”), Trianon located in Uptown neighborhood of Dallas, TX. The 331-unit luxury apartment property, which will be renamed Trianon by Windsor, was developed by an affiliate of Dallas-based ZOM Texas, Inc. The property is strategically located between Dallas’ central business district and suburban office markets. Trianon by Windsor provides convenient access to area employers for its residents. The redevelopment of the Uptown area is the driving force in creating and sustaining demand for housing in the vicinity. In addition to proximity to major employers, transportation arteries, and DART stations, the property is minutes from the new American Airline Center in Victory Park. Completed in 2006, the property is comprised of a main building of 317-units that includes an intimate garden courtyard and a European-inspired pool plaza with cascading waterfall built atop gated underground parking. In addition, there is a separate 14-unit “ultra-luxury” building with private elevator access. Other amenities include a professional demonstration kitchen, a wi-fi coffee bar and lounge, a well-equipped fitness center with cardio theatre, an outdoor fireplace, and a resident lounge. There is a mix of 1-, 2-, and 3-bedroom floor plans with an average size of 1,118 square feet. All units include full-size washer dryer connections, vertical spa showers and soaking tubs in the master baths, stainless steel kitchen appliances, granite countertops, and a mix of hardwood, granite, and carpeted flooring. Many units have access to semi-private patios or balconies and select units have skyline or pool/courtyard views. Thad Palmer, Director of Multifamily Investments and Vice President of Real Estate Acquisitions for GID commented, “The Uptown area offers the highest quality demographic trends in Dallas and Trianon is a Class-AA high-end luxury apartment building of superior construction quality that exhibits a classic elegance that will have long lasting appeal in this marketplace.” WRF-III is an equity co-investment joint venture between GID and the California Public Employees’ Retirement System.
